You can keep an apartment clean easily, house not so. Apartment has no rats or cockroaches. No drainage issues etc.. You get a parking space. Good for a busy life, single or couple etc. But you have to use the lift every time. Hard to carry furniture.
House has a garden sometimes, easy to get some air, easy to go out. Easy to carry furniture. Need more effort to clean as dust gathers easily, rain might flood the garden or drainage, rats and cockroaches, beggars and salespeople, neighbours could be noisy.

Medium range apartments... Who owns it and what's the maintenance situation? Is there a backup generator and other facilities for emergencies similar to big ones? Or is it just do it all yourself type of house? Consider all that. And if there's a generator is it a working one? Also what's the drainage situation?

But you need to buy an apartment which is built to a quality standard. Not the cheaply built apartments in Bamba, wellawatta or dehiwala areas.
