DO NOT SIGN UP WITH THEM AT ANY COST.                       I choose an architect drawn  plan from a newspaper (use it as a guide only ), and make changes to my requirements and let a draughtsman draw the same plan for Rs 15,000. ( I don't know any civil engineering , but I am ok with mechanical engineering and engineering drawings/plans.)                         The house you mention exactly same as mine, except the 'architecture designed" part. But the budget was  around 12,500,000 at that time.  I got some "jack" wood for free (worth around 5-600,000 from my parents land ) too. And everything being looked after by my brother, and my parents, so no any cost for overseeing the project as well.                         Now everything must be at least 10-15 % more than that time, and I can see that you have to be ready for around 15,000,000 rupees to fulfil your dream.  Good luck.</blockquote>
