    The problem is you have forgotten about the cost of maintaining the property through out that periods. Also can you get 180 per month? sounds like a steep price
    25k * 8 rooms.

    I think with that much capital you can buy a massive land in the rural areas and grow.. 🙂

    But you are too busy for that..

    25K must be new normal

    I used to rent a place near SLIIT around 2020, it was 15K (Attached bathroom, Room, only, seprate entrance, no parking, no AC)
    Its still the same,a student cannot afford 25k.and you cant ask for advance.

    The shared room goes for 15k per person per month.

    Also, if you call listings that are more than 2 weeks old, they are non longer available.

    Students. But either way, in the above listing the room you can see the room is not that comfy and nice, not even tiled. But still the price.

    Also, I was thinking of students who come good families that will fund the student. I feel that with a small investment, you could make the property look modern. Eg: small open countertop pantry area etc.

    Hmm i know about that area a bit bro its hard to go above 15 no matter the condition.but if you can try some ads before jumping in

    Price 27 million
    From hand 13.5 mill
    Loan 13.5 million at 14.5% per annum

    Alterations and add upstair (slab already done): 5.0 million

    Total investment: 18.5 million

    Expected income (rent): 180,000 per month

    Loan period. EMI. Monthly P/L
    120 months. 0.214 mill -0.034 mill
    180 months. 0.184 mill. -0.004 mill
    240 months. 0.173 mill. +0.007 mill

    Is this a worthy investment? The investment is entirely based on property appreciation, no profit till loan is repaid. No idea about the rate of property appreciation.

    My doubt is that I personally feel that the investment is a longterm venture. My purpose of any investment is to generate wealth for me to enjoy, not anything about inheritance etc. On the otherhand feel like it's a solid future security, and method of diversification.

    Any thoughts, opnions, facts, anything on this?

    Cost of capital (loan): 1.12 million (considering 5 years)
    Net return: 1.04 million per year (excluding maintenance cost)

    Cash investment: 13.5 + 5 = 18.5
    Your net return: 5.62% (very low) - you can generate 8-10% easily from alternative investments BUT

    Property appreciation is the hidden gain of this. if you expect the value of the properly will be doubled in 5 year, you have a big gain - even in 10 years.

    ලක්ෂ 18 - 19ක බඩු අරන් හැම මාසෙම ලාභෙ ලක්ෂ 2.5 පන්නලා එනවා මගේ සිල්ලර කඩෙනුත්. ලක්ෂ 135ක් දාලා මාසෙට 1.80ක් හොයලා වැඩක් නැහැ!
