:baffled:

In addition the interest earned is taxable even after paying WHT

Is there Capital gains tax for inherited property??

As I read the Act, it only excludes the capital gain on the sale of the principal place of residence of an individual, provided it has been owned by the
individual continuously for the three years. There is no distinction as to it was inherited or purchased.

In the the following scenario how would it work.. confused. You have inherited property from your grandfather to father and now with the son. the property is at Colombo 7 - 12 perch land and house and now valued at Rs. 156,000,000.00. The original deed is in 1923 is for Rs 67,000.00 the transfer to father deed of gift at 250,000.00 in 1975. Final deed of gift at Rs 2,750,000.00 in 2001 to the current owner who is the grandson of the original owner. The grandson wants to sell it and is he liable to tax on 153,250,000.00.???? It is not the principal place of residence.

Your cost is not 2.75 million. Your cost will be deemed to be the market value at the time of the transfer to you (i.e. market value in 2001). For instance, assuming the market value was 100 million in 2001 and now you sell it for 156 million, then your capital gain is 56 million and you need to pay 10% as tax on the gain (ie 5.6mil in tax).

By the way, I just looking at the draft Act (or the bill) and things might change once it becomes the Act.
