    Construction work of Sri Lanka’s largest govt office complex begins

    The construction of Sethsiripaya stage III, the largest government office complex was commenced in Battaramulla on the 22nd of January.
    With the construction of this complex, it is expected to reduce traffic congestion, relocate government instructions currently operating in busy areas of Colombo and to provide the public with a more efficient service.
    This complex with many modern facilities will consist of 25 floors and a total area of 1.37 million square feet. Many government and semi government institutions are expected to be relocated here.
    Apart from services provided by government institutions, this complex will also consist of auditoriums, specialized banquet halls, a gym and parking space for 710 vehicles.
    The construction of the Sethsiripaya Stage III is expected to be completed within 2 and a half years with a total cost of Rs. 16.7 billion. (NewsWire)

    Colpetty market to get major facelift​

    • MoU signed between Housing and Urban Development Ministry and CMC

    The Government has decided to develop the Colpetty Market into a 40-storey mixed development project with a Memorandum of Understanding (MoU) signed between the Colombo Municipal Council (CMC) and the Urban Development Authority (UDA).

    The Urban Development and Housing Ministry issuing a statement said the upgrade was decided upon the instructions of Prime Minister Mahinda Rajapaksa. The Colpetty Market is located in the heart of Colombo, between Dharmapala Mawatha and St. Michael's Road, spread over an acre of land.

    The market, comprising 90 shops in a three-storey building, was built during the tenure of former mayor of the Colombo Municipal Council A.H.M. Fowzie. The market was opened by the then US Ambassador to Sri Lanka at the Non-Aligned Movement Summit in August 1976 at the invitation of the then Prime Minister Sirimavo Bandaranaike.

    At present, dirty water from the fish stalls on the first floor of the dilapidated market is leaking to the ground floor through the cement floor, damaging the ground floor parking lot.

    According to the first plan, the ground floor was reserved entirely for parking, but as the number of shops increased, the number of vehicles that could be parked on the ground floor is now limited to 25 due to the presence of shops on the ground floor

    The shopkeepers say foreign consumers, including embassy officials, are increasingly coming to this market and they expect to attract more foreign customers in the future. In addition, the shop owners say that action should be taken to attract more local customers in the future.

    Between 1,500 and 2,000 customers visit the retail-only urban market daily, with retail sales exceeding Rs. 5 million a day, according to shop owners. However, the sanitation facilities in this urban market are minimal, the shop owners say. Although the total number of toilets required is 15, at present there are only eight toilets.

    Meanwhile, the COVID-19 Control Committee, which has been set up to control the COVID-19 disease situation, is playing a major role.

    The decision to build a 40-storey, multi-storey mixed shopping complex was taken at the request of the shop owners to develop a market with modern facilities.

    The proposed mixed development shopping complex will be equipped with all modern facilities and will provide the public with the opportunity to meet all their daily needs. The proposed shopping complex will have apartments, office space, a shopping mall, car parks, function halls, restaurants, and other essential services.

    The decision to upgrade the Colpetty Market to a multi-storey mixed shopping complex has been welcomed by the existing shop owners of the market.

    Secretary to the Ministry of Urban Development and Housing Sirinimal Perera, Urban Development Authority Chairman Chartered Architect Harshan de Silva, Urban Development Authority Director General Chartered Urban Architect Prasad Ranaweera, Mayor of Colombo Municipal Council Rosy Senanayake, and Colombo Municipal Council Municipal Commissioner Roshini Dissanayake participated in the occasion.

    නාගරික සංවර්ධන හා නිවාස අමාත්‍යාංශය නිවේදනයක් නිකුත් කරමින් කියා සිටියේ අගමැති මහින්ද රාජපක්ෂගේ උපදෙස් පරිදි මෙම නවීකරණය තීරණය කර ඇති බවයි. කොල්පෙට්ටි වෙළඳපොළ පිහිටා තිබෙන්නේ කොළඹ නගර මධ්‍යයේ ධර්මපාල මාවත සහ ශාන්ත මයිකල් පාර අතර අක්කරයක භූමි භාගයකය.

    තෙමහල් ගොඩනැගිල්ලක වෙළඳසැල් 90 කින් සමන්විත මෙම වෙළඳපොළ ඉදිකරනු ලැබුවේ කොළඹ මහ නගර සභාවේ හිටපු නගරාධිපති ඒඑච්එම් ෆවුසිගේ පාලන සමයේදී ය. එවකට අග්‍රාමාත්‍ය සිරිමාවෝ බණ්ඩාරනායකගේ ආරාධනයෙන් 1976 අගෝස්තු මාසයේදී නොබැඳි ව්‍යාපාර සමුළුවේදී එවකට ශ්‍රී ලංකාවේ එක්සත් ජනපද තානාපති විසින් වෙළඳපොළ විවෘත කරන ලදී.

    මේ වන විට අබලන් වී ඇති වෙළඳපොළේ පළමු මහලේ ඇති මාළු වෙළඳසැල්වල අපිරිසිදු ජලය සිමෙන්ති තට්ටුව හරහා බිම් මහලට කාන්දු වන අතර බිම් මහලේ වාහන නැවැත්වීමේ ස්ථානයට හානි වේ.

    පළමු සැලැස්මට අනුව, බිම් මහල මුළුමනින්ම වාහන නැවැත්වීම සඳහා වෙන් කර තිබුනද, සාප්පු ගණන වැඩිවීමත් සමඟ බිම් මහලේ නවතා තැබිය හැකි වාහන සංඛ්‍යාව 25 කට සීමා වී ඇත.

    සාප්පු හිමියන් පවසන්නේ තානාපති කාර්යාල නිලධාරීන් ඇතුළු විදේශීය පාරිභෝගිකයින් වැඩි වැඩියෙන් මෙම වෙළඳපොළට පැමිණෙන බවත් අනාගතයේදී වැඩි විදේශීය ගනුදෙනුකරුවන් ආකර්ෂණය කර ගැනීමට ඔවුන් අපේක්ෂා කරන බවත්ය. මීට අමතරව, සාප්පු හිමියන් පවසන්නේ අනාගතයේදී වැඩි දේශීය ගනුදෙනුකරුවන් ආකර්ෂණය කර ගැනීමට පියවර ගත යුතු බවයි.

    දිනකට 1,500 ත් 2,000 ත් අතර ගනුදෙනුකරුවන් සිල්ලර පමණක් නාගරික වෙළඳපොළට පැමිණෙන අතර සිල්ලර විකුණුම් රු. සාප්පු හිමියන්ට අනුව දිනකට මිලියන 5 ක්. කෙසේ වෙතත්, මෙම නාගරික වෙළඳපොලේ සනීපාරක්ෂක පහසුකම් අවම බව සාප්පු හිමියෝ පවසති. අවශ්‍ය මුළු වැසිකිළි සංඛ්‍යාව 15 ක් වුවද දැනට ඇත්තේ වැසිකිළි අටක් පමණි.

    Sri Lanka: Transworks Square Tower To Be 6th Tallest In South Asia



    The constriction of Sri Lanka’s tallest building, the 92 story commercial and Residential Tower of ‘The One Transworks Square (Pvt) Ltd’ will commence next year and would be completed in three years, said Chief Executive Officer and Director of The One Transworks Square, Janaki Siriwardhana.

    When completed it would be among the top 6 tallest buildings in South Asia.

    She also said that The One Transworks Square (Pvt) Ltd’ also was placed among Asia’s finest real estate players at the PropertyGuru Asia Property Awards 2019 held in Bangkok when it secured the title, ‘Best Mixed Use Development (Asia).This was for ‘The One’ state of the art design and on time delivery for its towers. “The One project beat 8 other nominees from Australia, China, Malaysia, Hong Kong, Thailand, Philippines and Myanmar.

    The 80 storeyed 326 meter Ritz-Carlton Tower will house the Ritz-Carlton Hotel and Residences and this tower has reached 42 floors which means 20% of work has been completed and would be opened in 2021 December. The second tower, which stands at 310 meters and covers 77 floors, will house the JW Marriott Hotel and Residences and 5% of this has been completed.The total investment for the project is US$ 560 million and around US$ 180 million has been invested so far
