yes, some are charging less, specially when there is a potential of future revenue from a client who is doing a land sale business.

Act says Notary has to pay the stamp fee because deed number and the date has to be put in the slip. Yes, client can pay also if he has the slip filled by the Notary.

Never advise to undervalue. it is always advisable to get a stamp duty opinion from the revenue department beforehand signing a deed, even for a deed of gift. Otherwise they will surely come after you. It is the lawyer’s responsibility to guide the client to get the opinion or get it himself if he cares about the client.

Notary cannot escape from a mistake he has done in a search. This could amount to a cancellation of his license if a client report him to the High Courts.
