i have a dell 1080p.
the motherboard you mentioned doesnt support 8th gen processors yea? so i will have to change that as well if iam going to put a 8th gen in it. anyway the issue is these things get outdated so fast. for how many more years can i play games(no need to max out) with the graphic cards you have mentioned?

You'll have to buy a new 300 series mb. And intel will only release the z370 this year. You'll have to wait till next year(i guess) to buy B series MBs. If you decide to buy the i5 8400 then better to wait for the b350 since z370 is intended for unlocked k series cpus. And since this is the last phase of this architecture and since you're expecting at least 3 year run I suggest buying b350 when it comes out. If you're expecting to upgrade to a k series cpu later then go for the z370
yes, if you are not in a hurry, wait till the 8th gen as RiFTeR said. for your other question, i have simple answer... god knows. i assume you'll have 4 years more with 1070 but last 1 1/2 years with lower settings
It will last at least for another 2-3 years. 4 at max. You'll have to reduce settings year by year. Or from title to title. Honestly nobody can say what games will demand next year or the year after that
4 years is fine. i thought il have much less. btw what is the difference between high end motherboards and cheap ones like u mentioned? is there a huge performance gap?
High end motherboards have a better power delivery system, better built in audio, RGB control, more inputs, built in wifi, better design, etc.
Performance wise there's no significant difference, but it's good to pair high end cpus with high end motherboards.
B350 will be fine for i5 8400 and and so is b250 for i5 7500
Also nvidia is planning to release volta next year. So keep an eye on that too. The released tesla v100 have a significant performance compared to it's pascal counterpart the tesla p100. If this trend continues to consumer versions, we'll have even better graphic cards next year
