Find a location close to port. Also road should free to access 40 footers. Access and exit points with easy to 40ties.parking,some loading bay and maximum facility of unloading with matching lorry height.
Minimim of 20ft height to floor to roof. Adiquate light system.
Firm level floor.toilet facility seperate to office and workers.
Office space with mazzanine floor

I know bit about this. Average sqft rete will be 40 Rs per sqft.
